General & booking
Hours, coverage, insurance, and how to get a straight answer on price.
What areas does JR Services cover?
All of Santa Cruz County, California — Santa Cruz, Aptos, Capitola, Soquel, Live Oak, Scotts Valley, Watsonville, Felton, Ben Lomond, Boulder Creek, Brookdale, Bonny Doon, Davenport, Corralitos, Freedom, La Selva Beach, Rio del Mar, Seacliff, and Pleasure Point.
What are your hours?
Standard hours are Monday through Friday, 8:00 AM to 5:00 PM. Emergency cleaning, handyman, and cleanout service is available 24/7 — call or text (831) 282-3221 any time.
Are you insured?
Yes. JR Services LLC is insured for residential, commercial, and construction work, so you can hire us with peace of mind on any project.
Are quotes really free?
Yes — every quote is free and no-obligation. Fill out the quote form, or call or text (831) 282-3221 and we'll give you a straight-shooting estimate.
How do I get an accurate quote quickly?
Photos speed everything up. Send pictures of the space, the piece, or the pile along with rough square footage and your target date, and we can usually quote without a site visit.
Can you combine multiple services into one visit?
Yes, and it's usually cheaper. A turnover clean plus a punch list of small repairs, or a junk haul-off plus a deep clean, can be handled in a single scheduled visit instead of three separate trips.
Do you use eco-friendly products?
Whenever possible. We prefer safer, low-VOC, and eco-friendly products that are good for people, pets, and the coast — and we'll always use them on request.
Do you speak Spanish? / ¿Hablan español?
Yes — we work in both English and Spanish. Sí, hablamos español. Call or text (831) 282-3221 in whichever language you're most comfortable with.
Do you work with elderly homeowners?
Often. A lot of our work is helping seniors and their families with the things that shouldn't be done on a ladder anymore — gutter and window work, yard upkeep, small repairs, and recurring check-ins so nothing gets away from them. We explain the work plainly and never upsell.
Cleaning & post-construction
Final cleans, turnovers, deep cleans, and window work across the county.
Do you do post-construction final cleaning?
Yes — final cleaning is one of our specialties. We take a finished build or remodel from drywall dust, adhesive residue, and paint over-spray to genuinely move-in ready, top to bottom.
What's included in a final clean?
Dust removal from every surface including ledges and fixtures, full wipe-downs, floors vacuumed and mopped, detailed kitchen and bathroom cleaning, appliance and cabinet interiors, and windows including tracks, sills, and frames. Debris haul-off is available on request.
How far in advance should I book a final clean?
A week is comfortable for a house; two to three weeks for anything commercial or above about 10,000 square feet. If your handoff date moves, tell us early and we'll shift with you.
Do you handle vacation rental and tenant turnovers?
Yes. We build turnover cleans around your changeover window, including same-day checkout-to-checkin, and we flag anything broken or missing before your next guest or tenant finds it.
Can you clean windows on a second story?
Yes. We bring the ladders and pole systems for standard two-story residential glass, inside and out, including screens, tracks, and frames.
Why do my windows spot again so fast near the beach?
Salt spray and marine layer deposit minerals that ordinary tap water leaves behind when it dries. On coastal properties we finish with purified water so the glass dries clear, and we recommend a shorter recurring interval than an inland home would need.
Handyman, repairs & restoration
Punch lists, small repairs, and refinishing work that renews instead of replaces.
What kinds of handyman work do you take on?
Drywall patching and touch-up paint, TV and shelf and fixture mounting, door and lock and hardware adjustments, faucet and toilet and minor plumbing fixes, light fixture and switch replacement, and general punch-list work.
Is there a minimum for a handyman visit?
We schedule by the visit rather than by the item, so it's worth grouping several small jobs together. Tell us everything on the list up front and we'll size the appointment correctly.
What handyman work do you not do?
Anything requiring a specialty license — major electrical panel work, gas line work, structural changes, and roofing. When a job crosses that line we'll tell you plainly and point you toward the right trade rather than taking it on.
Do you refinish or restore furniture and surfaces?
Yes. Our refurbishing and restoration service covers furniture refinishing, cabinet and door refresh, deck and exterior wood restoration, surface repair and sealing, and vintage piece revival.
Is restoring cheaper than replacing?
Usually, and often by a wide margin — especially on decks, solid-wood cabinets, and older doors and trim that were built better than current stock. Send photos and we'll tell you honestly when replacement is the smarter call.
Can you handle post-remodel punch lists?
That's a big part of what we do. Contractors and homeowners bring us in for the last mile: the touch-ups, adjustments, and small fixes between substantially complete and actually finished.
Janitorial & commercial custodial
Recurring routes for offices, retail, gyms, and commercial buildings.
Do you handle recurring janitorial contracts?
Yes. We run nightly, weekly, and custom custodial routes for offices, retail, medical, gyms, salons, and small commercial buildings throughout Santa Cruz County.
Can you clean after hours?
Yes — most of our commercial routes run after close or before open so your staff and customers never see a cleaning cart. We'll work around your access and alarm requirements.
How do I know the work actually got done?
Every route runs on a written checklist with sign-off. You get a defined scope rather than a vague promise, and anything skipped or blocked gets reported instead of quietly dropped.
Do you supply the consumables?
We can. Restroom paper, soap, and liners can be managed as part of your route so you're not the one noticing an empty dispenser, or you can keep supplying them yourself — your call.
Can you scale up for a large commercial space?
Yes. For larger facilities and warehouse or ag operations, we scope crew size and phasing up front so the schedule holds instead of stretching.
What happens if we need something outside the normal route?
Extra requests — a spill, an event setup, an unexpected inspection — get handled as an add-on visit. Emergency service is available 24/7.
Junk removal & cleanouts
Haul-offs, clear-outs, and responsible disposal.
What do you haul away?
Furniture, appliances, construction and remodel debris, yard waste, garage and attic and shed contents, and full estate cleanouts. Single items through complete clear-outs.
What can't you take?
Hazardous materials — paint, solvents, chemicals, asbestos, and similar — have to go through a licensed hazardous waste facility. We'll tell you where before we schedule.
What happens to the stuff you remove?
Anything still usable goes to donation drop-offs, recyclable material goes to the right facility, and the rest is disposed of responsibly. We don't just take it to the landfill by default.
How is junk removal priced?
By volume and labor. Send a photo of the pile or the room and we'll give you a number before we show up.
Landscaping & yard care
Mowing, cleanups, irrigation, brush clearing, and recurring yard routes.
Do you offer recurring yard maintenance?
Yes. Weekly or biweekly routes covering mowing, edging, trimming, weeding, and debris haul-off, with seasonal items like mulching, pruning, and leaf removal scheduled on top.
How often should a lawn be mowed in Santa Cruz County?
Weekly through spring and early summer, then every other week as growth slows. The important rule is never cutting more than a third of the blade height at once — scalping a lawn to stretch the interval does more harm than skipping a week.
Do you do brush clearing and defensible space work?
Yes, and it's a big part of what we do in Felton, Ben Lomond, Boulder Creek, and the ridge communities. Spring is the right time for it — before everything dries out and crews book up.
Can you fix a broken sprinkler or drip line?
Yes. Broken heads, clogged emitters, cracked lines, and misaligned spray are common and are the usual reason for a surprise water bill or a dead planting bed.
Do you handle one-time yard cleanups?
Absolutely. Overgrown yards, post-storm cleanups, leaf removal, and pre-sale or pre-rental cleanups are all one-time jobs we quote by the property.
Is pressure washing included?
It's available for walkways, patios, driveways, fences, and decks. We match pressure and nozzle to the surface — full pressure shreds redwood and cedar and etches older concrete.
Painting & staining
Interior repaints, exterior touch-ups, and fence and deck staining.
What painting work do you take on?
Interior painting for rooms, trim, and ceilings; exterior touch-ups and spot repainting; fence and deck staining and sealing; and full rental turnover repaints.
Why does paint peel so fast on the coast?
Almost always prep, not product. Salt film, chalked oxidation, mildew, and damp wood all prevent a coating from bonding. Washing, scraping, sanding, and priming is what makes a finish last here.
When is the best time for exterior painting in Santa Cruz County?
Late spring through early fall. The marine layer keeps surfaces damp well into the morning near the coast, and anything applied right before the November through March rains may not cure fully.
Should my deck be painted or stained?
Stained, in nearly every case. Paint forms a film on a horizontal walking surface, and once it cracks water gets underneath and lifts more. Penetrating stain wears instead of peeling and is much easier to renew.
Can you paint a rental between tenants?
Yes. Turnover repaints are routine, and we can pair them with the cleaning and any small repairs so the unit is handled in one scheduled visit rather than three.
Do you move furniture and protect floors?
Yes. Furniture is moved and covered, floors and fixtures are masked, and the space is put back together at the end. That's part of the job, not an add-on.
